ANALISIS PERCEPATAN WAKTU DENGAN MENGGUNAKAN METODE FAST TRACK PADA PROYEK PEMBANGUNAN RUANG KELAS BARU SEKOLAH MTs NEGERI 6 MALUKU TENGAH

Abstrak

The construction of new classrooms at MTs Negeri 6 Maluku Tengah is a two-story building project with a contract value of Rp. 2,998,745,000.00. The building, which will be used as a learning space, is located on Jl. Propinsi, Desa Liang, Kec. Salahutu, Kab. Maluku Tengah. The delay in the MTs Negeri 6 Maluku Tengah school project was caused by natural factors, namely extreme weather or rain at the project site, which disrupted the progress of the project. Fast track is defined as a creative and innovative project management method to accelerate project completion time without increasing costs. The Fast Track method applies the principle of parallel construction activities by modifying the CPM scheduling activities from the Finish to Start principle to the Start to Start principle on the critical path, thus expected to shorten project duration and reduce costs. From the analysis results, it was found that the completion time required using the fast track method is 106 days, or a time acceleration of 30 days from the initial project duration of 136 days. The implementation of overlapping critical activities resulted in a reduction in indirect costs (after the fast track method was applied), with a decrease in indirect costs of Rp 66,148,786.76 from the total indirect costs of Rp 299,874,500.00. Therefore, the indirect costs for the new classroom construction project at MTs Negeri 6 Maluku Tengah amounted to Rp 233,725,713.24.

Pembangunan Ruang Kelas Baru Sekolah MTs Negeri 6 Maluku Tengah merupakan proyek gedung dua lantai dengan nilai kontrak sebesar Rp.2.998.745.000,00. Gedung yang akan digunakan sebagai ruang belajar ini berlokasi di Jl. Propinsi, Desa Liang, Kec. Salahutu, Kab. Maluku Tengah. Keterlambatan pada proyek Sekolah MTs Negeri 6 Maluku Tengah disebabkan oleh faktor alam yaitu cuaca yang ekstrim atau terjadi hujan di lokasi proyek sehingga mengganggu kemajuan proyek. Fast track didefenisikan sebagai suatu metode pengendalian proyek yang kreatif dan inovatif untuk mempercepat waktu penyelesaian proyek tanpa menambah biaya. Metode Fast track menerapkan prinsip kegiatan pembangunan secara parallel dengan memodifikasi kegiatan penjadwalan CPM dari prinsip Finish to start menjadi prinsip Start to start pada lintasan kritis sehingga diharapkan dapat memperpendek durasi proyek dan mengurangi biaya. Dari hasil analisa diketahui waktu penyelesaian yang dibutuhkan dengan menggunakan metode fast track yaitu 106 hari atau mengalami percepatan waktu sebesar 30 hari dari durasi awal proyek yaitu 136 hari. Adanya pelaksanaan aktivitas-aktivitas kritis yang dilakukan secara tumpang tindih sehingga menyebabkan pengurangan biaya pada biaya tidak langsung (setelah diterapkannya metode fast track), pengurangan biaya tidak langsung sebesar Rp 66.148.786,76 dari keseluruhan biaya tidak langsung yaitu Rp 299.874.500,00, jadi biaya tidak langsung pada proyek pembangunan ruang kelas baru sekolah MTs Negeri 6 Maluku Tengah yaitu sebesar Rp 233.725.713,24.
